HEREBY GIVES NOTICE THAT A REGULAR MEETING WILL BE CONDUCTED ON

PUBLIC HEARINGS

The Town of Wellton Town Council is holding a public meeting to listen to and consider comments on requests to amend the Town of Wellton General Plan 2003-2013 text and land use map. The General Plan provides guidance for future land use and development in the Town of Wellton through 2013. These requests are to:

  1. MAJOR AMENDMENT #006-PA-01 - Amend the General Plan by moving the General Plan major amendment process from the Wellton Town Council meeting closest to June 15th to the meeting closest to January 15th
  2. MAJOR AMENDMENT #006-PA-02 - Amend the General Plan by extending the boundaries of the planning area to the west to include approximately 1,770 acres of land that has recently been annexed into the Town and apply low-density residential land use to the annexed land within this area.
  3. MAJOR AMENDMENT #006-PA-03 - Amend the General Plan by extending the boundaries of the planning area to the east to include approximately 80 acres of land that has recently been annexed into the Town and apply low-density residential land use to the annexed land within this area.

This amendment to the General Plan has been prepared and noticed in accordance with ARS §9-461.

A. Discussion and possible action to adopt Resolution #434 to adopt the proposed amendment to the Town of Wellton General Plan 2003-2013 as follows: MAJOR AMENDMENT #006-PA-01 - Amend the General Plan by moving the General Plan major amendment process from the Wellton Town Council meeting closest to June 15th to the meeting closest to January 15th

B. Discussion and possible action to adopt Resolution #435 to adopt the proposed amendment to the Town of Wellton General Plan 2003-2013 as follows: MAJOR AMENDMENT #006-PA-02 - Amend the General Plan by extending the boundaries of the planning area to the west to include approximately 1,770 acres of land that has recently been annexed into the Town and apply low-density residential land use to the annexed land within this area.

C. Discussion and possible action to adopt Resolution #436 to adopt the proposed amendment to the Town of Wellton General Plan 2003-2013 as follows: MAJOR AMENDMENT #006-PA-03 - Amend the General Plan by extending the boundaries of the planning area to the east to include approximately 80 acres of land that has recently been annexed into the Town and apply low-density residential land use to the annexed land within this area.

4. Discussion and review of Housekeeping Amendments to the Town’s Tax Code.

    A. Second Reading and adoption of Ordinance #87, relating to the Privilege License Tax; adopting “The 2006 Amendments to the Tax Code of the Town of Wellton” by reference; establishing an effective date; providing for severability and providing penalties for violations.

5. Review and accept FY 2004-05 Annual Audit.

6. Discussion and action to update the signature authorization cards for all National Bank accounts signed by the Mayor, Vice Mayor and Interim Town Manager.

7. Appoint Rodney L. Rinehart, Interim Town Manager as Chief Fiscal Officer for FY 2006-07.

Recess as Common Council of the Town of Wellton and convene as the Board of Directors of The Links at Coyote Wash Community Facilities District #2003-1.

    A. Public Hearing to hear comments in favor of or against any proposed expenditure for various purposes as set forth in the estimates as tentatively adopted.
    B. Action to adopt Resolution #009, a resolution for the adoption of the Final Fiscal Year 2005-06 budget in the amount of $18,112 for the Links at Coyote Wash Community Facilities District #2003-1.

Adjourn as the Board of Directors for The Links at Coyote Wash Community Facilities District #2003-1 and reconvene the Wellton Town Council in Regular Session.
