Pursuant to Arizona Revised Statutes §38-431, et. Seq and amendments thereto, the

WELLTON TOWN COUNCIL
AND ALL SPECIAL ASSESSMENT DISTRICTS AND BOARDS
DIRECTED BY THE WELLTON TOWN COUNCIL

HEREBY GIVES NOTICE THAT A REGULAR MEETING WILL BE CONDUCTED ON

JUNE 21, 2005 – 7:00 p.m.
The meeting will be held at 28634 Oakland Avenue,
Wellton, Arizona in the Town Hall Council Chambers

PUBLIC HEARINGS

Major Amendment Case #2005-PA-01:

Request by Glen T. Curtis to adopt and authorize the Mayor to sign Resolution No. 418 approving a Major Amendment to the Town of Wellton General Plan 2003-2013 amending the General Plan by increasing the boundaries of the planning area to the south to include approximately 1,850 acres between the Wellton and Mohawk Irrigation Canals west of Avenue 29 E (extended) that were annexed by the Town of Wellton on March 2nd, 2005; apply low density residential land use to 1500 acres of vacant land within this newly annexed area; Apply neighborhood commercial land use to 10 acres of vacant land located at the Wellton Canal and 27th Avenue (extended) also included in this annexed area; Apply public land use to 20 acres of vacant land located adjacent to Avenue 29 E and County 12th Street also included in this annexed area; apply open space land use to 23 acres of vacant land located west of Avenue 29 E also included in this annexed area; apply medium density residential land use to 130 acres of vacant land located between the Interstate highway 8 and north of the Wellton Canal also included in this annexed area; apply open space land use to 100 acres of vacant land located between the Interstate highway 8 and north of the Wellton Canal also included in this annexed area.

Adjourn Public Hearing

1. Discussion and possible action to adopt Resolution #418 to adopt the proposed amendment to the Town of Wellton General Plan 2003-2013 as discussed. Recess as Common Council of the Town of Wellton and convene a public hearing as the Board of Adjustment of the Town of Wellton to consider the following item:

A. Rezoning Case #05-202: Mr. Glen T. Curtis, Manager of G-12, L.L.C. requests a rezoning of the property located as follows:

Parcel 1: That portion of the SE¼ of Section 11, T9S, R19W, G&SRB&M, Yuma County, Arizona that lies south of the south right-of-way line of Interstate 8 to be rezoned from Agricultural District to Residential District;

Parcel 2: That portion of the SW¼ of Section 12, T9S, R19W, G&SRB&M, Yuma County, Arizona that lies south of the south right-of-way line of Interstate 8 to be rezoned from Agricultural District to Residential District;

Parcel 3: The E ½ of Section 14, T9S, R19W, G&SRB&M, Yuma County, Arizona to be rezoned from Agricultural District to Residential District; and

Parcel 4: Section 13, T9S, R19W, G&SRB&M, Yuma County, Arizona to be rezoned from Agricultural District to Residential District except for ten (10) acres of Parcel 4 described as: the NE ¼ , NE ¼ , NW ¼ of Section 13, T9S, R19W, G&SRB&M which will be rezoned from Agricultural District to Commercial District.

B. Board of Adjustment Recommendation. Adjourn as Board of Adjustment for the Town of Wellton and reconvene as the Common Council of the Town of Wellton.

2. Discussion and action to consider recommendations of the Board of Adjustment for the Town of Wellton in the matter of Rezoning Case 05-202. Recess the Wellton Town Council Regular Session and convene as the Board of Directors of The Links at Coyote Wash Community Facilities District #2003-1.

A. Public Hearing to hear comments in favor of or against any proposed expenditure for various purposes as set forth in the estimates as tentatively adopted.

B. Action to adopt Resolution #006, a resolution for the adoption of the Final Fiscal Year 2005-06 budget in the amount of $22,442 for the Links at Coyote Wash Community Facilities District #2003-1.

Adjourn as the Board of Directors for The Links at Coyote Wash Community Facilities District #2003-1 and reconvene the Wellton Town Council in Regular Session.

Discussion and action to adopt Resolution #419, a resolution, pursuant to A.R.S. 42-17106 (B), authorizing the transfer of funds between budget items of an adopted budget; i.e., from the general contingency item or other budget items to the Mayor and Council Department, Planning and Zoning Department and the Public Safety Departments for Fiscal Year 2004-2005 Budget.

9. Discussion and action to appoint Town Manager Gary L. Rinehart as Chief Fiscal Officer for FY 2005-06.
